Council-led housing schemes planned in High Barnet

The two proposals would provide 29 affordable homes if they win planning permission, reports Simon Allin, Local Democracy Reporter

Plans for two housing developments set to provide 29 affordable homes in High Barnet have been submitted to the council.

Drawn up by Opendoor Homes – a subsidiary of council housing arm Barnet Homes – the schemes would contribute to the Labour administration’s pledge to provide 1,000 new affordable homes by 2026.

The Moxon Street scheme would see 21 mews-style houses built on an L-shaped site, with nine classed as shared ownership and the rest for open market sale.

It would involve demolishing commercial and warehouse blocks and building homes up to two storeys high, along with 180 square metres of “flexible employment space” at ground floor level.

The development would be largely car-free, with only two on-street car parking spaces proposed for disabled Blue Badge holders.

It would also include 94.5sqm of play space, a new pedestrian route through the site, cycle parking and landscaping.

At Whitings Road, Opendoor Homes wants to build 35 mews-style homes in blocks of up to three storeys on vacant land next to Whitings Hill Primary School.

Designed around a tree-lined communal garden, the scheme would provide eleven homes for London Affordable Rent, nine for shared ownership and 15 for private sale

There would also be 29 on-site parking spaces, including four for Blue Badge holders, plus cycle parking.

All of the planned Moxon Street homes are one and two-bedroom units, while 74% of the Whitings Road homes would be three and four-bed units suitable for families. Taken together, 52% of the housing provided by the two schemes would be classed as affordable.

Part-funded by a £3.79million grant from the Greater London Authority, the developments are expected to save the council nearly £250,000 per year by providing extra council tax revenue and avoiding temporary accommodation costs.

The plans can be viewed by visiting the council’s online planning portal and entering reference number 23/3771/FUL for the Moxon Street development and 23/3772/FUL for the Whitings Hill scheme.
