More than 100 homes planned on Edgware hospital site

NHS Property Services wants to build 122 homes on surplus land at Edgware Community Hospital, reports Grace Howarth, Local Democracy Reporter

Plans for 122 homes at Edgware Community Hospital have been submitted to Barnet Council.

Outline planning consent for the redevelopment of surplus land at the site was first granted in 2022. 

Now, the applicant, NHS Property Services (NHSPS), has submitted its detailed plan for 122 homes across three blocks ranging from five to six storeys tall, along with 16 car parking spaces and 259 cycle spaces.

The site is located in Burnt Oak Broadway, a ten-minute walk from Burnt Oak Station, on the west side of the hospital site.  

The development has no affordable housing but 10% of the homes will be wheelchair-accessible.

No existing health services will be removed as a result of the plans and “all proceeds from the redevelopment” will be “reinvested back into the NHS” and “no net loss of patient car parking”.  

The housing mix comprises 58 one-bedroom properties, 58 two-bedroom properties, and six three-beds. 

The site currently contains various medical facilities and accompanying car parking.

Barnet Council will now carry out its own consultation on the application, before making a decision on whether to grant planning permission.
