82 social rent homes added to Brent Cross Town regeneration

The Sovereign Network Group has exchanged contracts with Related Argent to deliver an additional 82 social rent homes at Brent Cross Town

A housing association agreed a deal to provide more social homes at Barnet Council’s flagship developments.

Sovereign Network Group (SNG) has exchanged contracts with Related Argent to deliver an additional 82 social rent homes at Brent Cross Town

Part of the third phase of the £8 billion Brent Cross Town regeneration scheme being delivered by Related Argent in partnership with Barnet Council, the homes form part of a Section 106 agreement and will be delivered on the final plot within the Market Quarter.

Brent Cross Town is a 180-acre new park town which will provide 6,700 new homes, a new high street and leisure space, and 3 million sq ft of office and workspace. The scheme will also include three new schools, eight public squares, sports facilities and 50 acres of green space.

The housing association is already delivering 50 social rent homes at Brent Cross Town. The additional 82 homes will bring the SNG’s total contribution to 132 social rent homes across the development, in addition to the 120 homes managed by L&Q, all of which will be allocated to people on Barnet Council’s housing needs register.

Ross Houston, Barnet Council’s cabinet member for homes and regeneration, said: “I welcome the announcement of a further 82 new homes for social rent at Brent Cross Town by SNG. Providing high-quality affordable housing options, including homes for families across the borough, remains a key priority for the council, ensuring more local residents can put down roots in their community. I look forward to these new homes getting underway.”

The go-ahead for the homes was secured thanks to funding through the Greater London Authority’s Affordable Homes Programme 2021-2026.

All 82 homes in SNG’s latest allocation will be apartments. Around a third will be three-bedroom homes, providing much-needed family accommodation, while the rest will include one and two-bedroom apartments. Each home will benefit from private outdoor space in the form of a balcony or terrace, and around 10% have been designed to be wheelchair accessible.

SNG customers will also have access to private amenity garden areas on the ground floor solely for SNG customer use, with additional doorstep play available in the public realm directly outside the building

The homes will sit alongside the new Neighbourhood Square, which will become the focal point of the Market Quarter. Designed as a community hub, the square provides shared public space and is surrounded by ground-floor retail units, cafés and restaurants, while benefiting from new pedestrianised streets and public realm improvements.

The development will deliver significant sustainability benefits and has achieved a strong score against SNG’s sector-leading Homes and Place Standard, which marks its commitment to building and maintaining good quality homes and better places to live.

These additional homes will make a meaningful contribution towards meeting local housing need, while giving residents access to one of London’s most exciting new neighbourhoods.”

All homes will be connected to a gas-free district heating and cooling network, powered by a fully electric system incorporating air source heat pumps, electric boilers and thermal stores. The district energy network is expected to become one of the largest fully electric energy centres in Europe.

Work is already underway and residents are likely to move in from 2029.
